68Subject to section 71 and to the approval of the Registrar General, the registrar may rectify the title register in any case and at any time with the consent of all persons interested, as well as in the following cases:
(a)
where the title register contains an error or an omission has been made therefrom;
(b)
where two or more persons are, by mistake, registered as owners of the same estate or interest or of the same encumbrance or charge;
(c)
where an estate or interest, charge or encumbrance has been registered in the name of a person who, if the land had not been registered under this Act, would not have been owner of the estate or interest, charge or encumbrance;
(d)
where upon survey of the registered land a dimension shown on a plan is found to be incorrect;
but in any case referred to in paragraph (a), (b), (c) or (d) the registrar shall first give notice of his intention to rectify the title register to all persons appearing to be interested or affected by such rectification.
