2Except where otherwise specifically provided for in this Act, this Act applies to tenancies of residential premises and tenancy agreements respecting such premises,
(a)
notwithstanding the Landlord and Tenant Act or any other Act, agreement or waiver to the contrary; and
(b)
arising or entered into before or after this Act comes into force.
